HK Housing Market 2024-01-11T12:14 財經茄呢啡 溫嘉煒認為今年港元資產成本大部分時間高企,在美國減息前本港拆息仍然存在5厘水平或以上,要到下半年fed減息前景再明朗化,港元拆息才會慢慢回軟,但可能仍保持高於4厘,至於最優惠利率可能更遲才降低,除了資產成本,亦要看整體經濟環境、貸款需求和行業競爭,因此在利率高企下,預估本港今年樓價可能有約5%的回軟空間。而現時按揭利率在4厘水平,但租金收益率在3厘左右,差距可能對本港樓價繼續帶來壓力。
HK Housing Market 2024-01-11T12:14 財經茄呢啡 本港樓價持續回軟,差估署8月份私人住宅樓價指數按月跌1.4%,連跌4個月,累跌4.2%,而仲量聯行指,7月份本港整體住宅樓價指數按月跌1.1%,為年初至今最大按月跌幅,更預估樓價今年累積的升幅將於9月底全數抵消,負資金宗數將於本月底升穿1萬宗。
