2020-02-22 摩根士丹利稱,受零售增長的急速放緩影響,預期領展不會處置資產,或在現時回購計劃完成後再續,預計領展今年至2023年財年的DPU年均複合增長,將會由2017至2019年財年的10%下降至5%,領展海外收購項目將增加地域或貨幣風險,以及其業務複雜性並攤薄增長。雖然領展的零售業務具有韌性,但仍無可避免面對放緩的趨勢。
2020-02-22 摩根士丹利指出,領展(0823)今年股價將會跑輸其他香港地產股,每基金單位分派(DPU)將放緩,領展今年上半年的零售租金收入增長已放緩至18%,預期其零售租金收入增長亦會在今年跌穿20%的長期水平,因此予以「減持」評級。領展昨日跌1.9%,收報76.45元,見52周低。
2020-02-24 香港經濟衰退,商場業主有減租壓力,因此2月初以來恆指雖最多反彈2000點,但香港收租股繼續於低位徘徊。不過,亞洲最大房託基金(REIT)領展(0823)防守力強,估值已重現吸引力,可吸納作長線投資。
2020-02-24 領展的物業組合包括126個香港商場及停車場、5個內地物業、1個澳洲物業。香港的商場主要於住宅區,照顧民生所需,餐廳、超市、街市等租戶貢獻零售租金之63%,因此租金及出租率對經濟周期的敏感度低於酒店、辦公室、遊客區商場等物業。內地物業則全部位於一線城市「北上廣深」,零售及辦公室出租率分別達99%及95.1%。
2020-02-24 領展股價由去年中高位回落逾20%,歷史股息率由不足3厘回升至近3.7厘,雖是一眾香港上市REIT之中最低,但由於領展之規模、物業組合防守力、較高的增長等優勢。
