有「龍床盤」之稱的屯門菁雋,錄得一宗二手蝕讓個案,一伙實用面積141平方尺的納米單位,新近獲投資者FULL PAY 209.6萬元買入,上手業主帳面蝕約11.7萬元。

樓齡約6年、有「龍床盤」之稱的屯門菁雋,祥益地產區域董事袁思賢稱,高層30室開放式戶,實用面積141方尺,以209.6萬元易手,尺價14,865元。新買家為內地客,即使未能睇樓,但認為單位具投資價值,願FULL PAY(一筆過付清樓價)形式入市作收租之用,按目前市值租金約7,800元計算,料享近4.5厘租金回報率。原業主於2019年以約221.3萬入市,持貨約6年,現轉售帳面蝕約11.7萬元或5.3%。
