Hot News 二手樓價今年累跌近7% @ 2024-12-29T Back Hot News Keyword：中原 樓價 指數 按周跌 最大跌幅 Concept：樓價指數 , 周最大跌幅 中原城市領先指數(ＣＣＬ)最新報１３７．１５點，按周跌０．７３％，跌幅為１２周以來最大。中原地產研究部高級聯席董事楊明儀指，本周數據是反映１１月２６日特朗普威脅明年１月上任後將簽署行政命令，加征中國進口貨物關稅的次周，及１２月４日金管局推出樓花住宅物業按揭貸款一次性特別安排當周的市況。今周為９月首次減息後的第１２周，期間ＣＣＬ七升五跌，較減息前低位１３５．８６點僅升０．９５％。早前減息後，ＣＣＬ最多曾累升２．１６％，惟二手交投持續淡靜，樓價上升動力不足，升幅逐步收窄至少於１％。ＣＣＬ連續八周於１３８點上下徘徊，短期走勢繼續反覆爭持未變。 中原城市大型屋苑領先指數ＣＣＬ ＭＡＳＳ報１３７．２１點，按周跌０．７６％；ＣＣＬ中小型單位指數報１３６．２１點，按周跌０．７５％；ＣＣＬ大型單位指數報１４１．８２點，按周跌０．６１％。ＣＣＬ ＭＡＳＳ及ＣＣＬ中小型單位指數均處於２０１６年８月底水平，而ＣＣＬ大型單位指數則處於２０１６年９月底水平。 反映本港二手樓價走勢的中原城市領先指數（ＣＣＬ）最新報１３７．１５，按星期跌０．７３％，創１２個星期以來最大跌幅，樓價仍處於逾８年低位，今年以來樓價累計跌逾６．８％，與９月首次減息前低位相比，升幅收窄至不足１％。 四區樓價指數，三跌一升。港島ＣＣＬ_ＭＡＳＳ報１３６．３４點，按周跌１．２６％。九龍ＣＣＬ_ＭＡＳＳ報１３２．２３點，按周跌１．１４％，指數創逾８年新低，重返２０１６年８月底水平。新界東ＣＣＬ_ＭＡＳＳ報１４８．８６點，按周跌０．７１％，連跌２周共１．２７％。新界西ＣＣＬ_ＭＡＳＳ報１２８．７９點，按周升０．３０％，連升２周共０．３３％。港島、新界東及新界西指數，分別於２０１６年６月中、１０月初及１２月中水平徘徊。 分區指數方面，港島區樓價跑輸大市、按周跌近１．３％；新界東、九龍區樓價分別跌約０．７％及１．１％。四區中，只有新界西逆市微升，中原相信樓價短期走勢將繼續反覆爭持。
