《信報》報道,評級機構惠譽指,從周期因素來看,高息環境令發展商還款壓力大增;結構因素方面,在家工作等新模式令寫字樓空置率上升,租金收入減少,屬更長遠影響收入的因素,最終拖累本港銀行在房地產行業的貸款質素。雖然現時整體香港銀行都獲得高的信貸評級,但當商業房地產貸款質素進一步惡化,個別銀行評級會有下降風險。
近年本港商業地產市場疲弱,據本地傳媒引述評級機構惠譽(FITCH)指出,高息環境令發展商還款壓力大增,在家工作等新模式亦令寫字樓空置率上升、租金收入減少,拖累銀行在房地產行業的貸款質素。惠譽又指,現時整體香港銀行都獲得高的信貸評級,惟部分銀行的獨立評級(STANDALONE RATING)有可能被下調;同時,當商業房地產貸款質素進一步惡化,個別銀行評級亦會有下降風險(VULNERABLE)。
