鰂魚湧指標屋苑太古城,7月至今暫錄約6宗二手成交,平均實尺約1.41萬元。中原資深區域營業董事趙鴻運表示,太古城海天閣中層D室,實用面積759方尺3房1套間隔、望內園及池景,原業主以1300萬元放盤,因仍有租客,故不能安排看樓,近日累減80萬元或6%後,以1220萬元易手、實尺16,074元,新買家為區外用家;原業主2009年7月以739.8萬元購入,持貨15年,帳面獲利480.2萬元或65%。
二手交投市況放緩,中原資深區域營業董事趙鴻運表示,港島東指標屋苑太古城,7月至今暫錄約4宗成交,較上月同期錄約10宗,減少六成,其中天山閣中低層F室,實用面積536方尺兩房間隔,望內園景,原業主今年4月中以750萬元放盤,因仍有租客,故不能安排看樓,最新以698萬元沽出,即累減52萬元或約7%,實尺13,022元,新買家為區內用家。原業主早於1993年以275萬元購入,持貨31年,帳面獲利423萬元或1.5倍。
美聯物業太古城-齊宮閣分行區域經理吳肇基(KEN NG)表示,該行剛促成太古城本月第9宗成交,一名用家睇樓已有約2年,終遇心頭好,鍾情屋苑一個572實尺戶,加上買賣雙方具誠意,故議價後以850萬元成交,2011年貨轉手帳面升值近3成。
