Hot News 經絡料今年按息維持逾4厘- 香港文匯網 @ 2024-07-10T Back Hot News Keyword：按揭 Concept：經絡按揭 近年政府積極吸納內地及海外人才來港，「高才通計劃」於今年３月底前已收到約７．７萬宗申請，其中超過６．１萬宗獲批。自撤辣後，此批新香港人來置業成本大幅降低，令他們積極入市，同時帶動其按揭占比顯著上升。曹德明指，經絡新造按揭客戶當中，新香港人占比由２０２３年第１季的１８．６％，增至今年第二季２９．２％。而申請一手物業的按揭經絡客戶中，新香港人占比由２０２３年第１季的１９．３％，增至今年第２季３６％，數據顯示新香港人較為鍾情一手物業。曹德明料，未來置業需求將有所上升，預期新香港人的按揭申請占比將維持高水平。 根據經絡按揭轉介研究部及香港按揭證券有限公司最新資料顯示，２０２４年６月份新批出按揭保險計劃貸款宗數及金額為１５１５宗及８２．３９億元，較５月份的２１９７宗及１１６億元下跌６８２宗（３１％）及３３．６１億元（２９％），宗數及金額均連跌２個月。２０２４年６月份新取用按揭保險計劃貸款宗數及金額為１６８３宗及８６．４４億元，較５月份的１２３６宗及５８．５４億元增加４４７宗（３６．２％）及２７．９億元（４７．７％），宗數及金額均連升７個月，宗數及金額則創１１個月新高；平均新取用按保貸款金額為５１４萬元，按月增加減少４０萬元（８．４％）。值得留意，新取用按保個案中，一手物業占比突破６成（６３％），創下有紀錄占比新高。 香港文匯報訊（記者 曾業俊）樓市全面「撤辣」後曾現「小陽春」，惟次季交投再度放緩，樓價連升兩個月後轉跌。另一方面，本港息口持續高企，負資產個案創２０年新高，銀行對按揭業務取態偏向審慎。經絡按揭轉介首席副總裁曹德明展望下半年香港樓市表現時認為，市場仍面對不同挑戰，其發展將視乎外圍及本地政經因素影響。如未有利好因素出現，對下半年樓按市場將持審慎態度，雖估計美聯儲最快今季減息，惟本港年內按息料將維持４厘以上水平。 經絡按揭轉介研究部及土地注冊處最新資料顯示，今年６月現樓按揭宗數為４,９４３宗，較５月的３,５７１宗大增１,３７２宗或３８．４％，創８個月新高；該月樓花按揭宗數為８０４宗，較５月的２８９宗大增５１５宗或１７８．２％，連升３個月，創２７個月新高。
