中原地產太古城東山閣分行分區營業經理莊劍嵐表示,分行最新促成太古城7月1日回歸日首宗成交,成交單位為逸天閣低層D室,實用面積714平方尺,三房一套間隔。單位於今年1月以1,280萬元放盤,最終獲用家以1,083萬元承接,累減197萬元或約15%,折合實用尺價15,168元。原業主於2019年5月以1,400萬元買入單位,持貨4年,是次轉手蝕讓317萬元離場,單位期內貶值約22%。
鰂魚湧太古城錄得7月第2宗成交,美聯吳肇基表示,最新個案為南天閣中高層F室,實用面積約為646方尺,三房連套房間隔,3月叫價約1,178萬港元放售,近期已下調至約1,050萬元,最終多減42萬元後,以約1,008萬元成交,累減約170萬元,尺價約15,604元。
