利嘉閣地產研究部主管陳海潮表示,香港樓價一如預期出現倒跌,料在目前利淡因素較強下,將持續回軟,料最快第四季才有轉機。面對新盤低價開售的壓力,加上息口維持高企,大幅削弱二手業主叫價能力,甚至迫於無奈因應一手平售而降價,導致二手樓價在撤辣兩月後出現倒跌的情況。預期6月份情況相似,香港樓價料維持約1.3%的跌幅,即第四季樓價料跌2%,而上半年香港樓價恐累挫3%。
黃建業預期,基於以上三大因素,樓價暫時難有上升空間,惟“撤辣”後樓市最壞時刻已過,住宅物業成交已復常,人口流入更持續帶來新的置業動力,相信可支撐樓價不會大跌。即使今年內未減息,料全年樓價亦僅跌約3%。
繼今年5月初預測香港樓價全年跌約10%後,花旗於6月27日再對香港樓市作出悲觀預測。
中原地產研究部高級聯席董事楊明儀表示,撤辣後14周CCL六升八跌,目前只差0.25%便完全蒸發撤辣後的所有升幅,估計6月底指數將跌破撤辣前143.02點低位,今年上半年CCL暫跌2.6%。受到減息未明,利率仍然高企,銀行收緊按揭,新盤減價搶客等打擊,市場氣氛觀望,影響二手樓市處於拉鋸局面,成交稀疏,整體樓價持續向下調整。
