萊坊高級董事,大中華區研究及諮詢部主管王兆麒表示,市場消化撤辣消息後,未見其他利好消息承接,高息口及新盤貨尾量囤積等因素續拖累樓價。撤辣後成交明顯增加,但短期二手樓價受新盤銷售影響將繼續走弱。預測今年樓價呈現「鈍角」形,上半年樓價跌3%,下半年跌幅略為收窄,維持年初預測樓價全年跌5%。

【料持續向下】樓價上半年跌3% 「撤辣」後升幅化灰
利嘉閣地產研究部主管陳海潮表示,香港樓價一如預期出現倒跌,料在目前利淡因素較強下,將持續回軟,料最快第四季才有轉機。面對新盤低價開售的壓力,加上息口維持高企,大幅削弱二手業主叫價能力,甚至迫於無奈因應一手平售而降價,導致二手樓價在撤辣兩月後出現倒跌的情況。預期6月份情況相似,香港樓價料維持約1.3%的跌幅,即第四季樓價料跌2%,而上半年香港樓價恐累挫3%。
本港樓價走勢反覆,差餉物業估價署公布,5月私樓樓價指數連升兩個月後轉跌,是全面「撤辣」後首見,指數最新報305.9,按月跌約1.2%,按年更跌逾12%。
花旗還預測,下半年香港樓價跌勢有機會進一步擴大,全年跌幅或超過10%。
