本港二手樓價連跌兩周。中原城市領先指數最新報146.3點,按周比較跌百分之0.12。四區樓價兩升兩跌,新界西按周升百分之0.8,港島連跌兩周後回穩,升百分之0.39。新界東終止兩周升勢,下跌近百分之2。九龍連升三周後回軟,跌百分之0.1。編制指數的機構表示,一手新盤搶占市場購買力,二手繼續拉鋸受壓,展望短期樓價仍會反覆爭持。
反映本港二手樓價走勢的中原城市領先指數(CCL)連跌2周,最新報146.3點,按周跌0.12%,繼續處於逾7年低位,在2017年1月底水平徘徊。
中原地產研究部高級聯席董事楊明儀指出,雖然CCL連跌2周共0.4%,但跌幅溫和,未有跌穿低位,近4周持續於窄幅徘徊。由於新盤搶占市場購買力,二手繼續拉鋸,展望短期樓價指數於145點至150點之間反覆爭持,未來走勢仍待觀察。對於有大型銀行相繼調高轉按息率以及取消樓花按揭回贈,對本地二手樓價的影響,將於本月下旬公布的CCL才開始反映。
