高銀金融及華融金融把項目權益全數轉售予潘蘇通,分別作價60億元及7.033億元,令項目總地價上升至88億元,相當於每尺11,849元,但因潘蘇通陷入財困,其後把項目轉售予其他發展商。起初長實聲稱擁項目優先認購權,並差點與潘蘇通對簿公堂,最後項目輾轉落入鷹君手上,並市傳鷹君向港鐵支付逾10億元的入場費成本,所以毗鄰「瑜一」就算較「朗賢峰」遲取得發展權,但「瑜一」仍較「朗賢峰」早一點推售。
新盤低開帶動市場氣氛,鷹君伙拍港鐵合作的何文田站朗賢峰第IIB期上周以「壓軸心動價」推出首批單位後,發展商昨再加推81伙,折實平均尺價22,398元,鷹君地產代理銷售及市務總經理梁淑儀表示,由於是次推出單位的樓層、座向及景觀略有不同,故屬於原價加推,該盤亦落實於本周六推售朗賢峰第IIB期首輪260伙,設有大手客組別,明天下午6時截票。截至昨天下午3時,已累收逾4,500票。◆香港文匯報記者 梁悅琴
鷹君(0041)與港鐵(0066)合作的何文田站上蓋項目「朗賢峰 ONMANTIN」第IIB期今日(27日)展開首輪銷售260伙。項目截收認購登記,共錄得逾7,500票,按首輪推售共260伙計算,超額近28倍。
