鷹君與港鐵合作發展的何文田站上蓋項目朗賢峰,將於24小時內開價,月內進行首輪銷售。鷹君地產代理銷售及市務總經理梁淑儀表示,該盤將於24小時內開價,項目分設有2期,其中IIB期將以發價單方式推售,IIA期由於單位面積較大,會以招標方式發售,預計首張價單不少於115伙,開價後隨示范單位供參觀及進行收票,月內進行首輪銷售,項目定價將參考九龍區豪宅。
相對毗鄰的瑜一發展項目,分1A期、1B期及IC期共3期發展,先後於2023年3月及5月開價,該3期的首批折實平均尺價介乎24838元至26718元,朗賢峰第IIB期昨日首張價單較之低約20%至25%。何文田一手貨尾近期平均成交尺價由21600元至39400元,可見朗賢峰第IIB期平絕同區一手貨尾。
鷹君及港鐵合作發展的何文田站上蓋住宅項目朗賢峰IIB期,今日推出首批115伙,折實平均尺價約19,988元,重返同區8年前水平。
是次朗賢峰IIB期首批115伙,折實均價19,988元,較2023年5月何文田站1A期瑜一.天海的首批90伙折實平均尺價約26,718元,大幅低約25%。至於對比2023年3月推出瑜第1B期的首批80伙,其折實平均尺價約24,818元,則朗賢峰IIB期賣平約19%。
