政府宣布樓市全面「撤辣」後,住宅交投氣氛急升溫,惟全新一手樓盤售價未見「高開」。王新興集團旗下九龍灣觀塘道55號(前啟德大廈)重建項目泰峰,昨天公布首張價單,是「撤辣」後首個開價的全新住宅項目,首批168伙,折實平均尺價14808元,較2021年12月同區恆隆地產(00101)牛頭角道皓日首批折實平均尺價21548元,逾兩年賣平超過三成,泰峰也是近7年半以來首張價單折實平均尺價最低的市區一手盤。 撤辣後首個開價新盤未進取 泰峰首張價單共168伙,單位分布於中低層,包括18間開放式、39間一房及111間兩房戶,實用面積278至561方尺。以相當於即供付款計劃的「90天現金優惠付款計劃」最高23%樓價折扣計算,折實售價372.7萬至888.9萬元,折實尺價12979至16161元,平均尺價14808元,是2016年8月中國海外(00688)九龍東啟德1號(I)首張價單折實平均尺價14471元以來,近7年半首批單位折實平均尺價最低的市區新盤。 九龍灣對上一個開售新盤為皓日,2021年12月初推出,首批折實平均尺價21548元,泰峰首張價單的折實平均尺價較之低約31.3%。參考反映二手住宅樓價
