樓市氣氛降溫,加上發展商劈價賣樓,令二手樓價大幅回落。香港仔黃竹坑站港島南岸第1期晉環,去年10月發展商削價近三成重推一手貨尾,屋苑近日錄得首宗二手成交,一個2房戶以1010萬元售出,原業主不足3年勁蝕近「6球」離場,單位貶值37%。
消息指出,黃竹坑港島南岸錄首宗二手買賣,單位是第1期晉環1B座極高層C室,實用面積475方尺,采2房間隔,去年11月放售叫價1530萬元,已屬蝕放,惟過去2年樓價跌幅逾兩成,市場入市信心疲弱,上址放盤乏人問津,業主累減逾500萬,新近僅以1010萬元沽出,實用尺價21263元。據資料,原業主於2021年5月斥1603.6萬元向發展商購入單位,持貨不足3年轉售,賬面勁蝕593.6萬元,單位期內貶值達37%。
本港經濟復蘇步伐不似如期,樓價持續回軟,加上在息口高企環境下,不少買家入市態度轉趨審慎,不少二手業主不惜大幅減價沽貨,連近年新入伙的半新盤松綁貨亦頻頻錄蝕讓成交,蝕幅約19%至38.5%。當中黃竹坑站晉環首宗二手成交即蝕近「6球」沽;而屯門御半山一個低層戶則貶約34.3%易手。
