本港樓市持續下行,再有大行加入繼續唱淡香港樓市行列。摩根士丹利預計,受高息及宏觀環境弱影響,樓市放緩趨勢將會在2024年持續,今年樓價將再跌一成,寫字樓租金再跌5%,出租率降至86%,零售租金則有望升3%,行業前景維持「中性」並指若息口回落速度較預期快,房地產投資信托基金(REITS)及地產商將會受惠。

花旗本周唱淡本港樓市,維持預測2024年樓價將跌逾一成,認為新盤會更進取劈價、息口持續高企、租金回報偏低令置業需求疲弱,以及內地和香港經濟前景平淡,因此把該行追蹤的15只地產股目標價平均大幅下調21%,幅度介乎3%至45%,當中新世界、九龍倉置業及港鐵評級被削至「沽售」。
