美聯物業研究中心分析員岑頌謙指,隨著行業步入科技大數據時代,美聯是業界首家地產代理引入AI大數據模型預測樓市。根據AI預測,至2024年年底,「美聯樓價指數」將由截至12月18日止的139.04點,升至150.1點,升幅約8%。(KK)
料明年樓價升約5% 美聯:「人才移入潮」刺激租金升10%
而在樂觀情況下,若恆生指數上升幅度達到各大行目標區間的上限約21,500點,則AI模型估算明年底「美聯樓價指數」更可升至155.8點,較目前水平上升約12.1%。然而,在悲觀預測下,假若恆生指數跌至各大行預測下限約11,350點,同時經濟遜於原先估算,GDP只得1%增長及整體失業率增至4%的情況下,AI模型則推算出「美聯樓價指數」將於2024年年底跌至132.6點,將下跌約4.6%。
近期一手交投慢慢回升,美聯物業住宅部行政總裁(港澳)布少明表示,明年樓市將「否極泰來」,全年樓價有力升約5%;租金更有望延續強勢,全年或升約一成,繼續跑贏樓價。
樓市持續向下,多間外資測量師行早前睇淡明年本港樓市,估計樓價將跌5%至10%。美國聯儲局上周議息後,維持利率不變並暗示加息周期結束,市場對美國明年減息預期升溫,本地主要地產代理行同步看好明年樓市走勢。中原地產認為加息期終結,明年首季樓市交投將現「小陽春」,上半年樓價有望從谷底反彈5%;美聯物業則料明年樓價有機會止跌回升,全年升約5%。
