2023年即將完結,香港置業回顧全年樓市表現及預測2024年樓市經濟動向。分析指,預料美息即將見頂,甚至有機會回落,將有助帶動經濟和市況好轉,樂觀預計樓價會於明年年中見底,全年樓價升3至5%。
戴德梁行執行董事及香港研究部主管鄧淑賢預計,一系列減辣措施推出,但本地買家和投資者入市意欲仍然相對保守,相信高息環境和股票市場不穩等利淡因素將維持一段時間;加上發展商手上新盤存貨量多,一手盤將繼續提供折讓貼市開價,二手樓價在短期內難以出現V形反彈,預料整體樓價於明年上半年仍有最多5%下調空間。至於成交量方面,估計發展商明年將加快推盤步伐,息口亦有望在下半年企穩,將有助帶動樓市氣氛回暖,估計明年全年住宅成交量比今年低位回升約兩成,至5萬至5.3萬伙水平。
近五分之二(39%)的受訪者預計 2024 年香港IPO總集資額將有所增加。而樓市方面,受高利率和前景看淡影響,超過半數受訪者預測明年樓價將會持續下跌。
私人住宅方面,戴德梁行執行董事及香港研究部主管鄧淑賢表示,最新一份施政報告主要惠及來港專才,而本地買家和投資者入市意欲仍然相對保守,預料高息環境和股票市場不穩等利淡因素將維持一段時間,以及發展商手上新盤存貨量多,料一手盤將繼續提供折讓貼市開價,二手樓價在短期內難以重拾升軌,預料整體樓價在明年上半年再跌5%。
