戴德梁行香港估價及顧問服務部高級董事黎劍明提到,根據戴德梁行私人住宅售價指數,截至12月初,樓價年初至今錄得約5%跌幅。 他預計,今年第四季住宅成交宗數約7,580宗,按季及按年分別下跌17%及10%,即全年總成交量約42,970宗,為十年以來低位。 該行執行董事及香港研究部主管鄧淑賢相信,高息環境和股票市場不穩等利淡因素將維持一段時間,加上發展商手上新盤存貨量多,一手盤將繼續提供折讓貼市開價,二手樓價在短期內難以重拾升軌,預料整體樓價在明年上半年仍有0%至5%下調空間。至於成交量方面,估計發展商明年會加快推盤步伐,息口亦有望在下半年企穩,將有助帶動樓市氣氛回暖,估計明年住宅成交量比今年低位回升約兩成,至介乎5萬至5.3萬伙水平。 她表示,長期來說,雖然目前本港買家對房屋持觀望態度,但一直有需求,加上專才來港後亦有有居住需求,相信一旦有減息勢頭,會是市場的利好因素,有助重新提振潛在買家的信心。
私人住宅方面,戴德梁行執行董事及香港研究部主管鄧淑賢表示,最新一份施政報告主要惠及來港專才,而本地買家和投資者入市意欲仍然相對保守,預料高息環境和股票市場不穩等利淡因素將維持一段時間,以及發展商手上新盤存貨量多,料一手盤將繼續提供折讓貼市開價,二手樓價在短期內難以重拾升軌,預料整體樓價在明年上半年再跌5%。
