中原地產分行經理胡鴻洲表示,凱旋門觀星閣中層C室,實用面積415方尺,1房間隔,單位座向正東方,向高鐵站開揚都市景,以1050萬元易手,樓價重返2015年水平,實尺25,301元。新買家為內地專才,正在港工作,一直有意置業,見雙辣稅改為「先免後征」,即決定加快入市步伐。新措施下,買家僅需付約39萬元印花稅,較減辣前慳約276萬元辣稅。原業主2007年570萬元購入,持貨約16年,帳面獲利480萬元或84%。
據估計,在新「先免後征」安排下,料該買家慳545萬元辣稅。黃補充,《施政報告》為樓市減辣,降低外來人才來港置業稅款,市場連日來錄得多宗內地專才的入市個案。
中洲置業營銷策劃總監楊聰永指出,旗下沙田火炭星凱.堤岸位於2座19樓H室,實用面積259平方尺,采開放式設計,成交價589.7萬元,尺價22768元。項目連續2日均錄得成交。據悉,買家為內地專才,認為項目租金回報不俗,加上政府推出「先免後征」政策可以節省印花稅,因此聯名購入單位作投資之用。
綜合市場資訊,11月至今整體一手成交累積錄約415宗,中洲置業旗下已屆現樓的火炭星凱.堤岸,成交持續,最新再沽一伙,為第2座19樓H室,實用259方尺開放式設計,成交價589.7萬元,實尺22,768元,據悉買家為內地專才,認為港府推出「先免後征」政策可節省印花稅,因此購入單位作投資用。
