而新界區三大指標屋苑中沙田第一城錄5宗成交,嘉湖山莊錄3宗成交,中原地產營業董事伍耀祖表示,周末連重陽節3天假期,嘉湖山莊交投相對活躍,市場預期施政報告會減辣,剛需客紛紛出動以偷步入市,二手業主亦縮窄議價空間,從較早前的1-10%收窄至1-3%,帶動成交價上升。市場錄得6期美湖居1座低層F室成交,單位實用面積441平方尺,2房間隔,最新以439萬元沽出,平均實用尺價9,955元。據了解,原業主則於2020年6月以510萬元買入單位,是次易手賬面蝕讓71萬元或14%離場。
