Hot News 《本地樓市》中原城市領先指數CCL按周跌0.35% 今年暫倒跌1.36%創六年半新低 @ 2023-10-29T04: Back Hot News Keyword：指數 中原 年半新低 連跌 Concept：中原地產 , 二手樓價指數按周跌 中原地產研究部高級聯席董事楊明儀指出，中原城市領先指數ＣＣＬ最新報１５４．６４點，按周跌０．３５％，連跌兩周共１．５２％。反映施政報告前，市場觀望政府可能減辣，整體樓價跌勢持續。２０２３年ＣＣＬ暫倒跌１．３６％，創３３９周(六年半)新低，重返２０１７年４月底時水平。指數比今年４月１６８．４０點高位累跌８．１７％，亦較２０２２年１２月１５６．３７點低位跌１．１１％。 中原城市大型屋苑領先指數ＣＣＬ ＭＡＳＳ報１５４．４６點，按周跌０．１７％；ＣＣＬ中小型單位指數報１５３．３點，按周跌０．２０％。兩項指數齊跌兩周，分別累跌１．５２％及１．４６％，同創逾６年半新低，重返２０１７年３月底及４月中時水平。 今年隨著息口趨升，樓市氣氛急速冷卻，官方和業界編訂的樓價指數齊倒跌。差餉物業估價署公布的官方樓價指數顯示，今年９月整體售價指數報３３２．１，按月再跌１．７％，年內的樓價升幅已全部蒸發，更要倒跌０．８％，最新指數創近６年半新低；反映主要大型屋苑二手住宅樓市走勢的中原城市領先指數（ＣＣＬ）今年累計跌１．３６％。１０月２５日《施政報告》宣布一系列樓市「減辣」安排，惟市場普遍預期暫時難以扭轉樓市跌勢，２０２３年全年樓價或挫５％，成為２００２年以來，樓價首次連續兩年下跌。 本港樓價跌勢持續，中原城市領先指數ＣＣＬ連跌兩周，今年暫倒跌１．３６％，創６年半新低。 高息環境持續，本港樓價亦拾級而下。美聯物業昨公布，美聯樓價指數最新報１４４．４５點，按周跌０．５５％，連跌１０周；較四星期前跌２．２２％；而本年迄今跌１．０９％，指數見逾６年半新低。若按３區劃分，３區年內樓價全數下跌，當中港島區跌幅最大。 本港樓市方面，美國維持高利率環境，香港銀行上調按揭息率，加上經濟未完全復蘇，樓價持續向下。根據差估署資料，截至８月底的私人住宅樓價指數跌至３３９．２點，連跌４個月，與２０２１年９月的歷史高位３９８．１點比較，累積下挫約１４．８％。反映二手樓價走勢的中原城市領先指數（ＣＣＬ）最新報１５５．１８點，按周跌１．１７％，已蒸發今年全部升幅，暫挫１．０１％，創６年半新低。
