二手樓價指數｜CCL今年倒跌逾1% 創近6年半新低七大指數全面挫 @ 2023-10-21T20: Back Hot News

反映二手樓價走勢的中原城市領先指數(ＣＣＬ)最新報１５５．１８點, 按周跌百分之１．１７, 反映９月２７日財政司司長陳茂波放風樓市或有望減辣, 以及中秋節長假期當周的市況, 樓價已蒸發今年全部升幅, 年初至今已經轉跌百分之１．０１, 從４月高位累跌百分之７．８５, 亦跌穿去年１２月低位, 創近六年半新低．
其他指數方面，中原城市大型屋苑領先指數ＣＣＬ ＭＡＳＳ報１５４．７２點，按周跌１．３６％；ＣＣＬ（中小型單位）報１５３．６０點，按周跌１．２７％，較去年１２月低位分別跌０．７１％及０．４９％，重返２０１７年４月初及４月中時水平。至於，ＣＣＬ（大型單位）報１６２．９８點，按周跌０．７４％，連跌６周共３．１７％，較今年初自己低位跌１．００％，重返２０１７年１２月中時水平。
四大分區指數３跌１升，僅港島區樓價向上，指數最新報１５７．９７，九龍區及新界東樓價分別按周跌逾１％，而新界西樓價按周跌近２．４％，指數報１４２．６９。
觀點香港網訊：１０月２０日，中原城市領先指數 (ＣＣＬ)最新報１５５．１８點，按周跌１．１７％，２０２３年全年樓價暫跌１．０１％，重回２０１７年４月底水平。至於４區樓價３跌１升，按周下跌的３個區份，跌幅均超過１％，並以新界西按周跌２．３７％最多。該行預計，本港整體樓價持續向下，第４季目標下試１４８點水平。
上述為中原城市領先指數，反映上月底政府放風減辣當周市況，該數字按周跌約１．１７％，已蒸發今年升幅，跌穿去年底的１５６．７７點，跌返２０１７年４月底水平。而最新指數比今年４月的１６８．４點高位累跌約７．８５％，料今季指數將跌至１４８點。
實施辣招多年，樓價表現又如何？以中原城市領先指數（ＣＣＬ）為例，於２００９年１０月、亦即首次推出逆周期措施當月指數為７３．８；而２０１０年１１月首度推出ＳＳＤ時，指數為８７．５５；其後於２０１２年１０月及２０１３年２月分別加推ＢＳＤ及ＤＳＤ，指數則報１１１．１１及１２１．７３；直至２０１６年１１月終極加碼ＤＳＤ至征收１５％稅率，指數仍進一步升至１４３．９５，反映各項招數根本難阻樓市升勢。
