| 發展局早前公布一幅「港人首次置業」荃灣油柑頭地皮招標,並於今天截標,是政府第二幅以賣地形式推出的港人首次置業地皮,地皮面積約５２．３９萬平方尺,估計可建樓面面積逾１０４．６２萬平方尺。按照賣地條款,中標者須興建最少１９４０個首置單位,當中７０％單位實用面積不少於３７５平方尺,並日後需以市價八折出售,而買家資格須由政府規定。中原測量師行高級經理吳庭琛表示,受加息影響,樓市前景未明朗,近期買家入市心態較猶豫,觀望氣氛濃厚,料亦影響發展商投地意欲,荃灣油柑頭港人首置地皮位置背山面海,附近配套完善,但位置較遠離港鐵站,交通較為不便,雖然地皮發展後將以上車客為主要客源,而市場上剛性需求不減,但地皮發展限制較多,預期發展商出價亦傾向保守,預計樓面尺價２５００港元,總值約２６．２億港元,由於標書數目較預期為少,亦不排除地皮有流標隱憂。 (ＢＣ)#地皮截標 #中原測量 #首次置業 |
