【香港樓市走勢2023】香港樓市氣氛逆轉向淡,已是公認的事實。即使中原城市領先指數CCL連升3周共0.95%,但中原地產仍強調短期樓價反覆偏軟不變。油塘新盤劈價帶來的沖擊,仍未在CCL樓價指數中反映,但隨著業主心態轉淡,叫價進一步肯讓步。中原十大屋苑周末睇樓量僅錄318組創17個月新低,中原十大屋苑實用叫價全線下跌屋苑叫價上升,最新叫價見下文。
中原地產研究部高級聯席董事楊明儀指,市場消息好壞參半,二手樓市持續拉鋸,成交稀疏,短期樓價反覆偏軟,預計今季二手樓價仍有1.46%的下調空間。
再者,樓市前景不明朗,市場轉買為租個案大幅增加,缺乏購買力支撐,樓價上升乏力,估價也面臨調整壓力。以中原住宅部促成交易為例,上月二手租務錄約3,100宗,惟同期住宅買賣僅800余宗,比租賃少逾7成,而「租旺過買賣」現象,可反映了當前市場信心疲弱,缺乏追價動力,銀行估價難有上升空間。
實際上,中原城市領先指數CCL最新報164.72點,按周升約0.33%,並連升2周共約0.52%。反映政府放寬物業按揭成數後,刺激整體樓價短暫企穩。今周指數仍未反映加息後的市況,7月底美國及本地銀行再度加息,二手樓市成交向下,數據顯示短期樓價將繼續反覆向下。
