中原地產研究部高級聯席董事楊明儀表示,中原城市領先指數CCL最新報164.72點,按周升0.33%,連升2周共0.52%,反映政府放寬物業按揭成數後,刺激整體樓價短暫企穩,CCL近3周於164點上下窄幅徘徊。今周指數仍未反映加息後的市況,7月底美國及本地銀行再度加息,二手樓市淡靜,相信短期樓價續反覆向下。現時CCL距離第3季目標163點,相差1.04%。
長實位於油塘一個新盤首批132個單位價單,折實平均尺價14997元,創市區新盤7年來新低,最平單位樓價不足300萬元。 利嘉閣地產總裁廖偉強表示,如果銷情理想,不排除其他發展商跟隨低價開盤。他又認為,發展商似乎希望透過低價測試樓市支持,如果成功帶旺一手交投,將逐步加價,屆時二手亦會逐步受惠,目前預測下半年整體樓價有望錄得溫和升幅。 新盤以低價開售打擊二手市場氣氛。中原地產表示,本周末預約睇樓量略多於350組,創逾半年新低,較上一個星期跌逾2%。美聯物業預約睇樓量更跌約7%,減至約320組,是近1年半低位,又說個別業主即時減價求售,相信二手樓價持續回軟。
