【香港樓市走勢2023】香港樓價反覆,雖然中原城市領先指數CCL最新公布按周微升,終止3周連跌,但拆息升穿5厘!香港利率有機會再上調!潛在加息因素有待反映。中原地產十大屋苑中,每尺實用叫價有3個屋苑維持不變、4個屋苑叫價下調,詳情留意下文。
港元拆息(HIBOR)升越5厘,追蹤二手樓價的中原城市領先指數(CCL)連續3周至166.02,6月份住宅樓市成交進一步萎縮。大華繼顯預期,住宅樓價及成交有進一步下行壓力,而樂建居對樓市短線影響有限,長線影響則仍有待觀察,維持本港房地產行業「與市場同步」評級。
據中原地產公布的數據顯示:五月份,中原城市租金指數按月升了1.4%,報112.78點。這已是連續4個月上升,創去年二月錄得113.75以來的近15個月高位。升幅更是近57個月之冠。
中信證券2017年發布的一組數據顯示,香港十年間房價上漲了232%,年均上漲幅度為12.75%。不過,近兩年來,在經濟和加息因素等影響下,香港樓市進入低谷期,香港特區政府差餉物業估價署年初公布,2022年香港私人住宅售價指數下跌約15.6%,結束連續13年升勢。
