本港寫字樓空置率創新高,較疫前升逾3倍。根據彭博引述COLLIERS統計數據顯示,香港寫字樓空置率高達14.73%。不僅比2019年飆升逾三倍,更遠高於新加坡的4.6%。長江中心寫字樓空置率高達25%,而恆地在建的THE HENDERSON出租率僅30%。
《彭博》報導,香港商業地產全球最貴,但現在寫字樓的空置率也空前高企。李嘉誠旗下中環長江集團中心寫字樓約有25%閒置。而跟長江一街之隔、可飽覽維港海景、興建中的恆地新地標THE HENDERSON僅有三成租出,租金和售價均暴跌。
彭博報道,香港寫字樓從來沒有像現在這麼空,空置率高達1300萬尺,而4月甲級寫字樓的空置率近15%,為2019年來的3倍多,超越紐約曼哈頓12.5%和勁敵新加坡的4.6%。長江集團中心寫字樓的閒置率約為25%,恆地(012)在建的THE HENDERSON出租率僅為30%。
