樓價指數|CCL按周微跌 中原:料短期繼續窄幅爭持
反映本港二手樓價走勢的中原城市領先指數(CCL),最新報168.29點,按星期微跌0.07%。指數連續4星期在168點水平反覆徘徊,是3月23日本港銀行沒有跟隨美國加息後首周的市況。市場好淡消息交錯,令樓價出現窄幅橫行局面。 大型屋苑指數跌0.25%,中小型單位跌0.17%,大型單位則升0.43%。 四區方面,港島區樓價升0.84%,重上去年10月水平,連升兩星期。九龍跌0.56%,新界東跌0.47%,連跌兩星期,新界西跌0.83%。 今年以來,CCL累升7.35%,大型屋苑指數和中小型單位都升逾8%,大型單位升3.08%。港島和九龍分別升11.3%和9.53%,新界東和新界西都升逾5%。 中原表示,近期二手樓市拉鋸,業主態度強硬,買家不願追價,影響成交轉淡,相信短期整體樓價繼續窄幅爭持。展望5月4日美國聯儲局公布議息結果後,本港樓價走勢會有較明確的方向,將有待5月下旬公布的CCL才開始反映。
