Hot News 本港去年寫字樓落成量急升4倍創23年來最多- RTHK @ 2023-04-01T08: Back Hot News Keyword：落成量 去年 香港 供應 年私 Concept：新高今年 , 去年香港私樓落成量 差餉物業估價署公布的《香港物業報告》預測，本港今年私人住宅落成量１９９５０個，按年跌近６％，但預料明年將顯著回升３５％至２６９７０個。供應主要來自九龍，預料分別占今明兩年總供應量的５２％及４７％，以九龍城為供應重鎮。 報告公布的初步統計數字顯示，去年落成量２１１７０個，創１８年新高，按年升４７％。當中６１％供應位於新界，九龍及港島分別占２７％及１２％。 去年入住量１４０１０個，與前年相若。至去年底，空置率升至４．４％，是１２年高位，按年升０．３個百分點。空置率相當於５４９７０個單位，當中約１４％是占用許可證發出後，未獲發滿意紙或轉讓同意書。 若以單位面積劃分，實用面積少於１０７６平方尺的中小型單位，去年落成量升約４０％至１９６００個，創兩年高位。差估署預料今年跌５．５％至１８５２０個，明年則回升至２５９７０個。 至於大型單位去年落成量急升３．２倍至１５７０個，創４年新高，但預測今明兩年分別跌至１４３０個及１０００個。 今年私宅落成單位由去年的新界區轉移至九龍區，占整體伙數約５２．５％，其次為新界區，占整體約４１．８％，港島區則僅占整體約５．７％。至於明年，供應量仍以九龍區主導，落成量進一步增至占整體約４７．５％，其次則為新界區，占整體約４５．６％，港島區占整體約６．９％。換言之，今明兩年九龍將是供應量最多的區域，分別占今年和明年總供應量的５２％和４７％，單是九龍城分別占總供應量的２４％和３３％，兩年合計共有１３８２５伙單位落成，再度成為供應庫。
