曾為全球最貴商業街道的銅鑼灣羅素街,街內仍有不少吉鋪,租值繼續受壓。據差估署最新2023年至2024年新一年度的應課差餉租值資料,大部分羅素街鋪位的租值繼續「插水」,個別按年大挫逾三成。其中,曾膺全港「尺租鋪王」的羅素街單邊鋪,租值由2019至2020年的1,032萬元,拾級而下至最新的336萬元,四年累挫67%。
據差估署資料,銅鑼灣羅素街38號地下E及F鋪及1樓F室,下年度租值為2172萬,較2022至23年度的2772萬下滑21%,同區的景隆街2號找換店「鋪王」,下年度租值為48萬,較2022至23年度的60萬下滑20%;不過,大型旗艦店巨鋪跌幅反而較細,中環置地廣場地下7至17號地鋪路易威登(LOUIS VUITTION)旗艦店,下年度租值為4548萬,較2022至23年度的4788萬下滑5%。
新冠疫情去年嚴重打擊零售業,整體鋪市受重創。差餉物業估價署最新公布的2023/24年度應課差餉租值顯示,銅鑼灣羅素街一眾鋪王租值下跌逾25%。
