地政總署在昨日收市後公布,旺角洗衣街與亞皆老街交界大型商業地皮,由新鴻基地產(0016)奪得,成交價47.29億元。以項目最高可建樓面152萬平方尺計算,每尺樓面地價僅約3103元,較市場下限再低16%。對新地而言,這次明顯是「拾便宜」,並有望與類近商場及寫字樓物業作協同發展,影響偏向利好。不過,是次成交易的作價,或會教投資者重新評估香港物業的估值,影響或偏向負面。

去年新盤交投量大幅萎縮,地產商投地意欲減弱,但新地(00016)愈戰愈勇,短短三個月內多次「執平貨」,包括奪得兩幅市區商業地皮,涉資約50億元,兩幅商業地的中標價,均較估價下限低約16%至20%。
