中原地產研究部高級聯席董事黃良升指出,CCL連跌8周共5.09%,跌幅超過2019年調整,時間亦少2周。2019年10月CCL曾連跌10周共4.98%。樓價持續穩步向下,跌勢有擴大跡象。170點水平為短期支持位,冀CCL能夠守住該水平。
樓價跌勢持續,一份反映主要二手屋苑樓價走勢的指數,最新報171.83點,創2019年2月後約3年半新低,並連跌8個星期,按周再跌約0.8%。其中,九龍樓價指數跌幅最勁,指標屋苑荔枝角美孚新村及紅磡黃埔花園尺價,約一年多急挫逾18%。
中原城市大型屋苑領先指數CCL MASS報172.77點,亦為近3年半新低,按周跌0.91%,連跌4周共3.04%,近8周累跌5.20%;CCL(中小型單位)報171.05點,同為3年半低位,按周跌0.86%,連跌8周共5.18%。豪宅方面,CCL(大型單位)報175.91點,見近一年半新低,按周跌0.53%,近8周累跌4.68%。
二手樓價指數連跌八周,反映主要大型屋苑二手住宅樓市走勢的中原城市領先指數CCL創逾三年半新低。
