利嘉閣地產元朗又新街分行高級分區經理陳庭豐表示,該行新近促成元朗尚悅10座高層E室的二手成交。該成交單位實用面積約357方尺,一房連儲物室間隔,外望山景,新近以505萬元易手,折合實用面積尺價約14,146元。上述為屋苑本月首宗二手成交,現時約有171個單位放售,入場費450萬元起。
本港整體住宅樓價掉頭向下,加上早前屯門及粉嶺北新盤連環低開,進一步「推林」新界區二手市場。元朗蝶翠峰一個套四房單位,成交實用尺價跌穿9千元,低見約8,956元,為項目近兩年以來尺價新低。上車盤屯門新屯門中心及粉嶺牽晴間,近日都錄蝕讓成交個案。
二手市場再有大型屋苑尺價跌穿九千元關口。中原王勤學表示,踏入九月,市況繼續向下,過去周末元朗區僅錄得5宗二手買賣,較上周末10宗減少一半,樓價亦愈跌愈有,成交價一個比一個低。
近月新界區新樓盤均以低價推盤,導致二手交投量減少。元朗區上月全月錄得64宗二手買賣成交,創3年來單月新低,按月下跌逾13%。
新界西蝕讓成交湧現。利嘉閣鄧啟林透露,元朗PARK YOHO GENOVA第18B座低層A室,實用面積約823方尺,套三房連工人套房及儲物室設計,原業主移民賣樓,以約1,122萬元沽出,尺價約13,633元,原業主2018年一手購入,帳面虧損約134萬元。據了解,元朗區8月全月只錄約64宗二手買賣,創3年單月新低。
