二手氣氛因新盤進取開價持續受壓,當中老牌屋苑美孚新村7月份共錄約21宗買賣個案,平均尺價12,426元。代理指,有美孚業主睇淡後市,決定大幅減價沽貨,累積減價153萬,成交價757萬元,低市價約8%。
美聯高級區域營業董事吳志輝表示,荔枝角美孚新村7期荔灣道16號高層B室,面積583方尺,原則兩房間隔,以700萬成交,尺價約12007元,低市價約5%,買家為上車客。原業主於2012年6月以460萬購入,持貨10年帳面獲利240萬,物業期間升值約52%。

市場續有樓盤減價沽出個案。美聯高級區域營業董事吳志輝表示,新錄十大屋苑之一的荔枝角美孚新村第2期吉利徑11號高層A室成交,實用面積705方尺3房間隔、望市景,原業主今年6月放盤叫價910萬元,累減153萬或約17%,以757萬元易手、折合實尺約10,738元,成交價比市價低8%;原業主早於2002年8月以170萬元購入,帳面獲利587萬元,期間物業升值近3.5倍。
