地政總署公布,以合共29.4億元批出壽臣山道及屯門井財街地皮。壽臣山道地皮以27.808億元,批予英皇集團與兩家公司合組的財團,中標價符合市場預。地皮可建樓面面積約8.7萬平方尺。
壽臣山道西與黃竹坑徑交界的鄉郊建屋地段第1198號的土地於上周五截標,共有16個財團入標,最後由英皇國際和明發集團聯手投得,擊敗新地 、恆基地產 、新世界發展 等大型發展商。
香港文匯報訊(記者 顏倫樂)南區豪宅地皮買少見少,壽臣山道地皮昨日截標,吸引多達16個財團入標,更有多個公司合組財團出擊,反應相當熱烈。業界預期地皮造價理想,以目前市場最高預測價來看,每尺地價達3.764萬元,有望打入本港五大最高尺價地皮,甚至挑戰「地王」寶座。測師又預料,項目未來每尺實用尺價可達6.8萬元。
位於南區壽臣山道的豪宅地,有部分發展商形容為賣地表中極罕有的供應,故即使需要解決該地鄰近隧道口而導致的噪音等問題,昨仍勁收16份標書,包括新地、信和、長實、新世界、恆基、會德豐、嘉里、嘉華、南豐、永泰、華置、英皇合組財團、A&F、K&K、大昌等。
