| 本港首季私樓落成及施工量顯著回升, 首季私樓落成量 ２９００伙, 按年大增 １３．５倍, 施工量升至紀錄新高的８０００伙, 按年急增 ６．３倍, 截至三月底, 本港私樓貨尾單位有６０００個, 與去年十二月底時再多 １０００個． 中原地產研究部高級聯席董事黃良升指, 現樓貨尾連升兩季的現象罕見, 認為主要是因為樓市正處於供過於求的境況 , 他指, 發展商由於去年賣樓不達標, 所以現時都積極推盤 , 又指, 政府過去幾年不斷推地 , 即使未來幾年私樓供應將持續充足, 但市場需求同時卻受樓市辣招影響 , 持續疲弱 , 他預期貨尾單位數字未來會不斷上升, 年度可能急升至９０００伙, 最終會令樓價大上大落, 建議政府考慮年內逐步放寬樓市辣招． 黃良升又預期, 貨尾不斷增加 , 將影響本港賣地成績 , 預期未來新界住宅地成交價會每況越下 , 並有機會再出現流標, 但市區地皮仍因為供應較少, 而有支持． 另外他預期, 未來幾年 , 本港私樓潛在供應數字將繼續高企於７００００伙以上 , 主要是因為政府不斷推地 , 但指, 這亦正是市場需面對的最大問題 ． |
