地皮流標,擔心後市轉淡,業主願意減價,令積存購買力得以持續釋放,帶動二手成交連升兩周,過去兩日十大屋苑成交量,中原錄得十八宗,按周增加兩宗,美聯有十五宗成交,上升一宗,為去年重陽節周末後二十二個星期以來最高,成交都以細價樓為主,住宅新供應重鎮新界區,盤源選擇多,業主減價壓力較大,以十一宗成交主導大局。
本周末中原地產十大屋苑錄得18宗成交,按周再升12.5%,連升2周。成交量最多為嘉湖山莊,錄8宗,按周飆升300%,成交量及升幅均為十大屋苑之冠。至於三大區域中,新界區合共錄得11宗成交,占十大屋苑成交量逾60%,反映成交由細價物業主導。中原地產亞太區住宅部總裁陳永傑表示,辣招通過後樓市方向確認,業主面對現實擴大減價幅度,大型屋苑業主亦肯減價,刺激買家入市步伐加快,二手成交氣氛持續升溫。陳氏指,因新界區為住宅新供應重鎮,故業主減價壓力較大,減幅大加上盤源選擇多,刺激成交量急升。預計二手市場將繼續呈量升價跌局面。

香港文匯報訊(記者 方楚茵)雙辣招塵埃落定,市場觀望氣氛漸散,加上新盤減價,二手跟隨減價成例行公事增加買家入市意欲。據四大代理行統計,剛過去的周末及周日(8及9日),各自的十大屋苑成交按周大增75%至167%,成交宗數由14宗至18宗。
