【本報訊】新地(016)一招「買樓退稅」擊起千層浪。會德豐(020)與新世界(017)合作的尖沙嘴柯士甸站THE AUSTIN,昨日開價震撼全城,售價平天璽逾兩成,折實尺價低至約1.6萬元,又學足天璽引入退稅減辣措施,料下周開售。會德豐地產主席梁志堅暗寸不會學新地「唧牙膏」,賣樓意欲強。
*西九龍天璽昨天進行第二輪銷售,20伙全數售出,發展商隨即再加價約6%,於周日發售35伙;同區THE AUSTIN將在今天公布推售部署,預料兩盤最快下周正面交鋒。
九龍站天璽減價及增優惠促銷奏效,成功誘發市場購買力,該盤昨次輪發售截止收票,共收票近1,500張,超額認購約74倍。而位於項目毗鄰的西鐵柯士甸站THE AUSTIN亦隨即「起動」,昨晚急不及待將樓書上網,並同步向代理發出樓盤的銷售委托搶客。
其他新盤方面,今日開售的新地(016)天璽,市傳累積收票逾千張,超額近16倍。而同區由會德豐(020)、新世界發展(017)及港鐵合作的新盤THE AUSTIN網頁已逐步開通,發展商表示,銷售部署已接近完成,於下星期內上載樓書,隨即公布價單,首張價單將參考市價,並計劃於兩周內開售首批單位。
AMTD證券業務部總經理鄧聲興亦認為,新地劈價賣天璽貨尾可打破現時樓市的拉鋸局面,目前一手或二手樓成交的交投都較冷清,豪宅是重災區,有發展商率先將價錢拉下來,理論上可令成交活躍。況且天璽的地價每尺不足3,000元,現時賣2.9萬元一方尺,利潤仍相當豐厚,但鄰近即將開售、由會德豐地產及新世界合作於柯士甸站上蓋的THE AUSTIN訂價則會受影響。 ■香港文匯報記者 梁悅琴
