Hot News 屯門凱德花園錄租務成交 @ 2013-09-30T19: Back Hot News Keyword：屯門 兩房 地產新聞 花園 峻瀅 月租 Concept：月租２６０００元 , 單位實用面積５０３ 祥益地產高級營業經理邱家邦表示，屯門豫豐花園日前錄得一宗外區客租賃成交個案，據了解，上述租客有感新界區租金較外區便宜，以相同租金在新界區可租住比外區更優質，間隔更實用的單位，因此決定前往新界區租住單位。是次該單位業主於０７年５月以約１３３．９萬購入上址，業主持貨６年多，租金回報率可達３．７厘。邱氏稱，上述所錄成交單位為８座低層Ｈ室，實用面積３６１尺，建築面積４８６尺，兩房一廳，日前獲一名外區客垂青，該名租客鍾情該單位座擁內園泳池景觀，加上內籠間隔實用，而且更附設雅致裝修，遂便決定以７８８０元租入該單位，實用面積尺租２１．８元，若以建築面積計算尺租為１６．２元。邱氏續稱，如以同類型單位的銀行估價約２５３．５萬作計算，租金回報率可達３．７厘，若扣除管理費等雜費約１０００元，回報率仍有３．３厘。 祥益地產分行主管龍超君表示，屯門大興花園２期日前錄得一宗國內客成交個案，上述單位買家為國內客，屬非永久性香港居民，因此需繳付１５％買家印花稅４２．７５萬，從價印花稅８．５５萬，即合需共繳付５１．３萬。單位原業主於１０年７月以約１６７萬購入，原業主持貨３年 多，轉手賬面獲利約高達１１８萬。龍氏稱，成交單位為２期３座低層Ｃ室，實用面積４４７尺，建築面積５８３尺，兩房一廳，日前獲一名國內客垂青，該名買家鍾情該屋苑鄰近小朋友上學，加上單位座擁 內園景觀，而且內籠間隔實用，更附設企理裝修，遂便決定以２８５萬購入上址作自住之用，實用面積計算尺價６３７６元，若以建築面積計算尺價為４８８９元，屬市場價成交。 祥益地產分行主管陳秀春表示，新近錄得屯門寶怡花園１座高層Ｈ室， 實用面積４８０尺，建築面積５９０尺，兩房兩廳，以２９０萬成交，以實用面積計算平均尺價為６０４２元，若以建築面積計算尺價為４９１５元，屬市場價成交。陳氏稱，該名買家鍾情單位房間座向西南及客廳座向東南均擁內園泳池景觀，加上屋苑由品牌發展商承建，信譽良好，而且原業主擴大議幅，累積減價達２０萬，上述買家有感單位價格合理，符合預算。原業主於２００１年１１月以約１００萬 購入單位，是次轉手帳面獲利約高達１９０萬，單位升值逾 倍易手。據了解，原業主於八月中旬以３１０萬放盤，期內 多次調整價格，累積至今已減價達２０萬。
