| 政府主動推出的沙田九肚住宅地 , 以及北角書局街酒店地明日截標． 業界預期, 九肚地皮估值介乎 １１億零 ９００萬至１４億３５００萬元; 書局街酒店地估值２３億至３１億元, 部份測量師行因應個別銀行加息及樓市轉差 , 下調九肚住宅地估值一成, 至每尺 ８５００元, 較旁邊Ｂ１地盤成交價低一成七 ．不過 , 美聯測量師行董事林子彬指, 由於地皮位處傳統豪宅地段 , 加上所涉資金不多 , 預期發展商入標反應熱烈 , 可收到不多於１０份標書, 每尺樓面地價達 １萬元． 他又說, 今次截標的九肚住宅地兩旁的地皮, 年初及去年中分別由永泰(００３６９)及萬泰合組的財團中標, 不排除有關財團今次會進取出價, 以達致協同效應．另外 , 林子彬預期, 書局街酒店地將不受政府的樓市辣招影響 , 加上屬近年市區罕有的臨海酒店地 , 認為可吸引有酒店發展經驗的發展商或財團入標．沙田九肚第５６Ａ區(Ｂ２地盤 )住宅地 , 地盤面積 ８萬 ６９７３平方尺 , 最高樓面面積 １３萬零 ４５９平方尺 ．北角書局街酒店地 , 地盤面積 ５萬 ７７９１平方尺 , 最高樓面面積 ３８萬 ７５０４平方尺 , 預計可興建４８０至５００間酒店客房． 地皮亦規定須設有２０米闊的海濱長廊 , 發展商亦需負責維修臨海保護牆工程 ． |
