即日截標的何文田常樂街及東湧兩幅地皮,吸引到各大發展商入標,合共最少十一份標書。長實及信和兩幅地都有入標,新地、恆基及會德豐就表示只是入標何文田地皮,會獨資發展,嘉里就未有透露。
他說,何文田地皮屬於優質地皮。發展商可以長期持有作為投資用途,不會立刻建成單位出售。而東湧地皮是商業用地,只能興建零售物業及寫字樓,可能只有兩三家發展商感興趣。
韋堅信測量師行估值董事林晉超認為,九龍何文田地皮的位置相當理想,發展密度很有優勢。相信發展商將會把項目打造成高檔次,單位面積較大的分層式住宅項目。其檔次可與2010年時由新地動用109億元奪得的佛光街的發展項目或與長實發展的半山壹號相比。至於東湧地皮,他表示,地盤可發展為酒店,商業和服務式住宅等混合式發展項目,宜作長線投資的考量。
