置富產業信托(00778)公布截至去年底止全年業績,淨物業收益按年增22.8%至7.883億元,可供分派收益按年增24.2%,至5.495億元,末期每基金單位分派16.53仙。公司表示,今年旗下商場加租幅度將參考通脹。
期內置富產業信托收購兩項新物業,負債比率由18.8%升至23.4%,旗下16個零售物業出租率為97.7%,續租租金調升19.8%。置富產業信托副行政總裁趙宇表示,今年將有40%樓面面積需要續租,冀今年租金升幅與去年水平相若。趙國雄透露,目前正洽談新收購項目,涉及資金在能力范圍內,又指公司無意收購工業大廈轉作零售用途。
置富產業信托去年可供分派收益增加兩成四,至5.4億元。每基金單位分派約32仙,增加兩成三。
隨著近年香港零售銷售持續增長,置富產業信托盈利亦錄得理想增長,2010年及2011年財年盈利分別按年增長78%及65%。公司早前公布截至去年9月底止第三季總收入升22.6%至2.8億元;物業收入淨額增22.9%至1.99億元,主要由於增加兩項新物業及物業組合的平均租金上升所致。可供分派收益為1.4億元,按年升23.4%。每基金單位分派8.16港仙,增加22.2%。
