反映樓價走勢的中原城市領先指數連續三個星期創新高,上周報111.11,較年初上升16.38%,比97年6月時高位102.51已超出8.39%,而這只是整體升幅,個別物業的飆升程度絕不止此數,今年以來漲價兩成或以上的單位比比皆是。以港島東區藍籌屋苑太古城為例,於9月底平均尺價11485元,較年初高出20.65%,至10月7日的一周略為回落至10797元,升勢稍緩。然而每次揭開報紙,總會見到有二手私樓、居屋或公屋單位尺價破頂創新高的報道。在全城缺盤下,連死過人的凶宅都浮上接近市價成交,最近,北角富澤花園一個曾經發生四料自殺案的758尺單位,以770萬元易手,尺價高達10158元,僅低於市價3%,原業主持貨三年大賺81%,乃勝在當日夠膽人棄我取,百無禁忌以折讓價買入凶宅,今日終贏得和味回報。
樓價升勢瘋狂,反映樓價走勢的中原城市領先指數(CCL)連升5周共3.77%,最新報112.25點再創新高,拋離97年高峰逾16%,帶挈負資產告別樓市,金管局第3季錄得零宗負資產個案。
