高緯環球第三季商廈租賃市場趨勢調查報告顯示,中區商廈Q3待租率為6.4%。蕭亮輝認為,6.4%雖在過去幾年中處於高位,但總體上仍屬正常健康水平。因中區新供應少,如未來經濟改善,6.4%水平則會在很短時間內改變。他續指,中環一帶未來3-6月寫字樓狀態會繼續維持現狀,唯外圍不確定會否有負面消息導致公司裁員、縮減辦公面積而提升待租率。中區目前空置率在2%-3%。他同時表示中區與其他地區租金差額屬正常。
    高緯環球發表今年第三季香港商廈租賃市場趨勢及第四季展望報告,數據顯示中區寫字樓需求變化不大,第三季待租率為6.4%,是自2009年第四季以來的高位,而整體租金水平則按季下降8.5%至每平方尺101.4元。蕭亮輝預計,第四季中區寫字樓待租率會維穩,波幅介乎0.2%至0.3%,而租金跌幅將會收窄,如外圍經濟有改善,待租物業將會被企業大幅吸納,屆時租金有機會以倍數上升。
雖然商鋪屢見高價,但中區寫字樓租金卻繼續下滑。高緯環球發展最新報告指出,中區甲級寫字樓現時平均尺租為109元,按季跌8.5%,預料第4季將仍有約4%下跌空間,全年跌幅將達18%,而目前區內甲廈空置率達6.4%,屬近年新高。
