【明報專訊】政府於上周四公布「梁十招」,個別地區出現封盤潮,加上業主叫價企硬,周末二手成交即見回軟,十大屋苑過去兩天只錄27宗買賣,較前周勁跌四成(圖)。不過,市場仍錄不少高價成交,太古城便有兩房則王獲買家追價入市,一周內兩度破頂,尺價1.17萬元;新葵芳花園也有「九七貨」以尺價6960元成交,創屋苑歷史新高之余,並較九七價高出18%;另內地投資者繼續掃貨,一名內地客以1263萬元連購九龍灣淘大花園4個單位,當中3個更「無睇樓」入市。
    至於二手市場方面,中原地產亞太區住宅部總裁陳永傑表示,中原地產十大屋苑周六、日成交連升三周,共錄44宗成交,按周再升22.2%,更創下14周新高,僅比本年5月5日及6日的周末低3宗。當中以美孚新村表現最強,錄7宗成交,按周升幅達2.5倍。本月二手屋苑主導市場,交投表現明顯較上月暢旺,市民置業信心大增,料二手交投將持續造好。
中原地產顯示,過去兩日,十大屋苑錄得36宗成交,連續第二周錄得升幅,按周升幅12.5%,並連續五周位處30宗或以上水平。中原地產亞太區住宅部總裁陳永傑表示,股市走勢企穩向好,強化市場入市信心,買家近日入市態度轉趨積極,帶動二手成交上升,相信8月份表現將較7月更見活躍。
中原地產統計數據顯示,十大屋苑上周末(25-26日)錄得45宗成交,按周回升9.8%,宗數已連續三周超越40宗水平,二手市場持續暢旺,更頻錄得新高價成交。中原地產亞太區住宅部總裁陳永傑表示,十大屋苑交投連續三周於高水平橫行,反映買家入市信心已全面復蘇,四出到各區睇樓問價。而本周末成交則以細價樓為主,只要業主非瘋狂反價,買家亦願意斥資入市,預期整體二手交投將持續造好。
