Hot News 內地主要城市逾三成樓價按月上漲 @ 2012-07-18T11: Back Hot News Keyword：城市 房價 上漲 Concept：持平２０個 , ７０個大中城市中２１個城市新房價格環比下降 中國指數研究院發布的數據顯示，在監測的１００個城市中，６月有４５個城市房價環比上漲，５５個城市房價環比下跌。與上月相比，本月環比下跌的城市數量減少１８個，跌幅在１％以上的有１２個城市，較上月減少５個；漲幅在１％以上的有１１個，較上月增加３個。 ２０１２年６月上旬，北京商品住宅網簽量比５月上旬增長１０．３％，比去年同期增長３０．５％，均價小幅上漲２％;樣本樓盤平均價格為２２９３０元/平米，環比漲２．２９％，同比上漲０．２％，是十大城市中唯一同比上漲的城市，漲幅居「百城價格指數」第二;二手住宅價格指數環比上漲０．２６％。 與上月相比，４３個城市新建商品住宅價格下降，與４月份一樣，持平的城市有２１個，上漲的城市比上月增加３個擴至６個。二手住宅方面，與上月相比，７０個大中城市中，價格下降的城市有３０個，持平的城市有２２個，上漲的城市增加至１８個，在房價上漲的１８個城市中，有１４個城市為限購城市，其中包括了上海。 珠海取消限購被連夜叫停了，如果追究這次放假再漲的根源，應該是從揚州新政被住建部的局長、主任推崇開始的。揚州是這輪遏制房地產調控的始作俑者，住建部的某些領導就是黑後台。說地價推高房價只是一個借口，對利潤的預期才是開發商決定購買土地價格的依據。最近的事實正好說明這一點，北京的地價下降了１５％，但是下半年以來，卻出現了房價上漲的現象。 國際投行摩根士丹利據國家統計局公布的７０個中大城市房價數據顯示，今年１-５月，全國商品房成交均價同比增長３．８％；其中，住宅成交均價同比增長３．４％，連續兩個月有所回升。從中國５月房價數據看，很多城市的房價繼續下滑，但降速有所放緩，部分一線城市二手房價格企穩。 經濟數據面，美國４月份的凱斯希勒２０大城市房價綜合指數環比上漲１．３％，同比下降１．９％。２０大城市中有１９個城市的房價下跌。
