宏基測量師行董事陳昌傑稱,項目發展規模較大,地價近一百億元,而早前剛截標的大圍站上蓋項目,最終只收三份標書,按此推算,估計前北角邨地王較受歡迎,最多約收五份標書。
臨海地王前北角村地皮今日截標,因屬港島區罕有的大型商住用地,業界料競投反應熱烈。據現場消息指,政府暫時至少已收7份標書,已入標發展商包括新地(00016)、恆地(00012)、長實(00001)、會德豐(00020)、太古地產(01972),以及嘉華(00173)聯同新世界(00017)及信置(00083)合資財團。
《大公報》報道,政府新班子上場後首幅截標的土地——前北角村「限量」地,成績喜出望外,合共接獲7份標書,比馬鐵大圍站上蓋項目踴躍,除了長實(00001)、恆地(00012)及新地(00016)和新世界(00017)四大地產商外,超過10年沒有競投大型地皮的恆隆(00101)和太古地產(01972)亦齊出山,以行動支持新政府。測量師估計,該地估值73.9 億元起,樓面尺價最少1 萬元,比長實去年投得的油街地皮貴20%。
