上周五截標的將軍澳及九肚山地皮,分別由新地(00016.HK)及資本策略(00497.HK)投得,出售兩幅地皮將為政府庫房進帳十五億六千四百萬元,屬市場預期上限。新地(00016.HK)以十億三千三百萬元,投得位於將軍澳66C1區的地皮,地皮最高可建樓面約二十五萬七千平方尺,折合每尺樓面地價4019元。地皮附有限量條款,項目需要興建不少於310個及不多於326個單位。至於另外一幅,位於九肚山的住宅地,就由資本策略(00497.HK),以五億三千一百五十萬投得,地皮可建樓面面積約五萬平方尺,每尺樓面地價10630元。
香港文匯報訊 (記者 顏倫樂) 樓價持續攀升下,餓地已久的發展商為求投得「心頭好」,不惜高價搶地。政府昨日公布兩幅官地的招標結果,提供不同單位類型的兩幅地皮,同時以預期上限價批出,反映發展商對樓市前景相當看好。除新地「大熱」以10.33億元投得將軍澳限量地發展,資本策略則以「黑馬」之姿豪擲5.315億元奪得九肚山豪宅地。
港股下挫及樓市交投淡靜,未有影響發展商投地意欲,出價更轉趨積極。將軍澳限量地及沙田九肚豪宅地同以近期罕見高於市場估值上限價成交,其中將軍澳限量地由新地(00016)以10.33億元投得,樓面地價突破4,000元,為區內限量地首見。資本策略地產(00497)亦以5.315億元「爆冷」投得沙田九肚地,每方尺樓面地價10,551元,較估值高約6.3%。
