Hot News 壽臣山地王今截標 估值７７億 @ 2012-05-26T05: Back Hot News Keyword：壽臣山 截標 Concept：３０份標書 , 壽臣山深水灣徑及坪洲住宅地皮截標 【地皮截標】深水灣壽臣山地及坪州地今截標，暫至少共收兩標書 壽臣山深水灣徑及坪洲丈量約份的住宅地皮已經截標, 現場所見, 最少收到１４份標書, 已入標壽臣山地的發展商包括嘉華(００１７３)、新世界(０００１７)、永泰及萬泰, 市場對兩幅地估值介乎 ５０億６０００萬至６２億零 ９６０萬元． 政府標售的壽臣山深水灣徑及坪洲住宅地，今日中午截標。早上現場所見，有兩個發展商標投壽臣山地皮，包括嘉華國際(００１７３．ＨＫ)。嘉華發展總經理尹紫微表示，本港豪宅地皮供應少，而壽臣山地屬傳統豪宅地段，因此有興趣入標。該地皮為高級公務員宿捨「青巒」，尹紫微說，要再研究會重建或保留。至於坪州地皮規模較細，因此沒有投標。另外，北角村地皮今日開始收標，尹紫微說會研究是否入標。至於坪洲住宅地皮，暫有四家發展商代表入標，其中一間是私人公司金晨。 由發展商主動勾出的壽臣山及坪洲地皮，星期五截標，較矚目的是位於深水灣徑，前身是政府宿捨的壽臣山地皮，市場預期成交價介乎４４至７５億元，較約３６億元勾地價，最多高逾一倍，每尺樓面地價估計最少１．８萬元。 南區壽臣山深水灣徑及坪洲丈量約份住宅地皮將於明日截標，兩地均由發展商勾出。高緯環球大中華區評值諮詢部董事張翹楚表示，以每尺樓面地價２．５萬計算，壽臣山地皮估值６２．０３億元，較勾地價高出７３％。至於坪洲地皮，以每尺樓面地價７１５元計算，估值６６０萬元。 〈匯港通訊〉 地政總署表示，剛於今午截標的壽臣山深水灣徑８-１２號地皮及坪洲東灣(Ａ地盤)，共分別接獲９份及３０份標書，入標反應理想。
